This inspiring asset is leased to ABB, Inc., a global leasder in power and automation technologies with more than $40 Billion in annual revenues. This long-term lease to ABB is a guaranteed NNN lease with 3% annual bumps. An additional 10% of the building is also a NNN lease with 3% annual bumps, leased to Sogeti, a global company with more than $450 MM of domestic annual revenues. The immediate cash flow provides 8% annual distributions and is projected to provide an IRR above 17%.
