Hayman Properties is an agile company which avoids assets typically targeted by REITS or other large institutional companies. Over the past 5 years Hayman Properties has strategically acquired a portfolio of over 15 properties in high growth markets primarily in the western United States. Every single commercial real estate property is carefully vetted and underwritten. We are thoughtful in our decision-making, responsible in financial planning with a focused investment strategy for ownership and disposition. Most of all, we seek to transform the “ordinary” into the “extraordinary” with Hayman’s unique signature style and design aesthetic.

3 Key Elements to Our Strategy

  1. Acquire Assets in High Growth Cities
    Hayman Properties is arbitraging the favorable and substantial CAP rate of return discrepancies between large cities (NY, Los Angeles, Chicago) and smaller faster growing cities, acquiring assets in cities where people want to live and are moving to such as:
      –  Denver, CO
      –  Austin, TX
      –  Seattle, WA
      –  Salt Lake City, UT
      –  Portland, OR

    Generally, these markets have significant population growth, usually significantly higher than larger 1st tier cities and oftentimes attributable to:
      –  Better, healthier quality of life
      –  Business friendly government
      –  Solid job creation
      –  Lower cost of living

  2. Avoid Competing with REITS or Large Institutions
    These firms have large amounts of available equity and return expectations well below those of Hayman Properties. Translated, this means they are able to bid far higher, with less return expectations than we would be comfortable with. Typical asset acquisitions for Hayman Properties are between $10M - $40M, generally below the threshold REITS or large institutions.

  3. Vertical Integration – Hands-On Management
    Simply stated, it is rare to find outside 3rd party management that does a better job than our very own Advantage Property Management (APM). We manage properties with almost fanatical diligence which results in:
     –  Better cash flow
     –  Better long term appreciation
     –  Ability to deliver unmatched service and predictable, superior results

    Most importantly, APM (Advantage Property Management) has become a leader, by way of creativity and innovation in the repositioning and rehabilitation of target properties – one of the significant ways value is created.

Executive Team

Robert Hayman, CEO & Principal

Robert Hayman is a highly motivated, well trained and world-class entrepreneur and the Chief Executive Officer of Hayman Properties, LLC. With over 30 years of real estate experience, Robert has a track record of innovative strategies resulting in exceptional profits. Under his direction, Hayman Properties has come to own and manage a significant and growing portfolio of real estate. 

A seasoned entrepreneur, Robert has led corporations through market expansion, new product development and organization of transformational efforts. Outside of the real estate paradigm, Mr. Hayman is also well known for his innovative approach in leading Discus Holdings from initial stages to a company which realized annual revenues approaching $200MM in 2007, with a global footprint in 17 countries. Mr. Hayman’s prior experience also includes executive management positions with Giorgio Beverly Hills Fragrance in New York, London and Beverly Hills.

Some of the Boards where Robert has served as Director, are The House Ear Institute, AMPS (Advocates for Malibu Public Schools) and America’s Toothfairy (National Children’s Oral Health Foundation) where he was a co-founding member, The Children’s Dental Center, and the National Advisory Council of the Smiles for Life Foundation. He currently serves on the Board of Alphaeon (a division of Strathspey Crown) and the Malibu Chamber of Commerce.

Mr. Hayman received his Bachelor of Science degree in Business Administration from Boston University and pursued his Masters Degree in Psychology at Pepperdine University, with studies also at The Sorbonne University in Paris, France.


Michael Treiman, Partner, COO

Michael Treiman is a partner and the Chief Operating Officer for Hayman Properties. In his role, Mr. Treiman is responsible for the day-to-day management of the real estate portfolio.

Prior to taking on his present responsibilities, Mr. Treiman was the General Counsel and Chief Administrative Officer at Discus Holdings. Following his departure from Discus, Mr. Treiman served on its Board of Directors through the sale of the company to Philips in December of 2010.

Mr. Treiman has an LL.M. in Taxation from Loyola Law School, a Masters in Business Administration from the Anderson School at UCLA, a Juris Doctor from Loyola Law School and is an Adjunct Professor of Corporate Tax at Loyola Law School.


Sherry Fischer, CFO

As CFO of Hayman Properties, Sherry Fischer, CPA (not active), is a seasoned financial manager with over 20 years of experience in financial management. Having received her Bachelor of Arts in Business Administration with an emphasis in Accounting from California State University, Fullerton, Sherry started her career with a large local CPA firm before growing up the ranks with a large Fortune 20 Waste Management company.

But Sherry’s flagship career position was with Discus Dental. At Discus Dental, Sherry was instrumental in growing the business from a small start-up to a $165 million premiere dental products supplier to dental professionals worldwide. Sherry’s leadership roles at Discus Dental included strategic planning, M&A, operational analysis, systems implementations, tax planning, acquisition integration and modeling of new business ventures. Ms. Fischer draws upon her wealth of experience in all facets of accounting and financial planning to help make Hayman Properties a strong leader in the real estate industry.


DJ Van Keuren, Vice President, Hayman Family Office Capital

Mr. Van Keuren is the Vice President of Family Office Capital for the Hayman Family Office, an affiliate of Hayman Properties.  DJ oversees the capital market strategies and implantation of family office real estate activities which support Hayman Properties. Prior to Hayman, Mr. Van Keuren worked as a Director for a Single Family Office out of Colorado.  DJ has over 25 years’ experience in real estate, finance, investment banking, and fund management.  DJ’s experience includes: Raising and securing capital from Institutional Investors, Private Equity Funds, Family Offices, and Direct Capital Sources for over $2BB worth of projects.  Mr. Van Keuren has been a Director of capital markets (equity& debt) for both a domestic and international real estate development company, and the Managing Director and Fund Manager for the American Dream Real Estate Fund.

 DJ, an industry expert in family office real estate, is the author of "Real Estate Investing for Family Offices", founder of www.USFamilyOfficeRealEstate.com, and a frequent panel member at family office conferences has been published in such publications as family office elite, Real Asset Advisor and Private Wealth discussing real estate and family offices.  Mr. Van Keuren is the past President of the Harvard Real Estate Alumni Organization and Board Member for the Real Estate Academic Initiative at Harvard.  Mr. Van Keuren obtained his Bachelors degree from Ball State University, attended the NYU Schack Real Estate Institute, and received his Master’s Degree from Harvard University in Management and Finance.


Jessica Quinn, Director of Acquisitions

Jessica Quinn recently joined the Hayman Properties team as Director of Acquisitions and is on track to place over $100 million in properties for 2015. Ms. Quinn specializes in strategic planning and portfolio management with a targeted by asset approach to achieve a balanced investment mix with exceptional returns. In her 10 years of commercial real estate acquisitions experience Jessica has transacted over 4 million sq. ft. of assets including office, medical office, retail, industrial and multi-family properties.

Currently, Jessica is seeking value-add office, medical office and multi-family properties, uniquely positioned and in the Western US market.

Jessica is a recipient of the CoStar Power Broker Award, MNCAR Best Office Transaction and MSP Business Journal Best Office Lease Transaction. She currently serves on the board of the non-profit, Create Now, supporting arts education for at-risk youth in Los Angeles.


Carolyn Howard, Vice President Operations

Carolyn Howard CPM is the Regional Vice President of Operations based in Houston, Texas. Ms. Howard has been involved in Residential and Commercial Property Management for over 30 years. Carolyn’s experience includes real estate management, development, finance and acquisitions in locations throughout the country. Her previously experience includes Metric Property Management, TVO/EPT Management, Pinnacle and Guardian-Equity, LLC.

During her career Ms. Howard has held the position of Regional Vice President of Operations at several organizations managing in excess of 35,000 multi-housing units. Most recently as COO, Carolyn created a platform for all aspects of management, marketing, investor reporting and asset renovation for burgeoning owner/management organization. Ms. Howard holds the Certified Property Management designation from the Institute of Real Estate and attended Edinboro State University.


Philip Oshiro, Creative Director

Philip has over 30 years of experience working as a Creative Director, Art Director and Senior Designer in West Coast based corporations, advertising agencies, design and marketing firms. Known primarily for his consumer and business-to-business work, Oshiro has been a solid performer in the publishing, automotive, entertainment, real estate development, medical device and food industries.
